How we build

Liam is the general contractor on every project. He writes the scope, books the trades it needs and runs the site. Here is how a job goes, and who is on the crew for each kind of work.

Five stages, in this order

The same sequence on a bathroom and on an addition. The size of each stage changes.

  1. 1

    Site visit

We walk the space with you and listen to what you want.

    • Liam visits the house, looks at the space and asks what is not working.
    • We look at what we can see of the structure, the services and the access.
    • You leave with a clear idea of what the project involves and what questions are still open.
  2. 2

    Scope and price

You get a written scope and price before anything starts.

    • The scope lists what is included, what is not and which trades are involved.
    • Permits, engineering and design work are named up front so they do not surprise you later.
    • Allowances for items you choose, such as tile or fixtures, are stated plainly.
  3. 3

    Team and schedule

Liam books the trades your project needs and sets the order of work.

    • Each trade is chosen for this project, not assigned from a standing crew.
    • You see the schedule and the order of work before demolition begins.
    • We agree how often you will hear from us and how decisions are made along the way.
  4. 4

    Build

Liam runs the site and each trade comes in when its stage starts.

    • Trades arrive when the stage before them is finished and checked.
    • Inspections and permit milestones are booked into the schedule.
    • When something unexpected turns up, you hear about it from Liam with options and costs.
  5. 5

    Handover

A final walkthrough, a short list of anything left and the paperwork.

    • We walk the finished work with you and note anything to adjust.
    • You get the information you need: permit closeout where it applies, product details and care notes.
    • We stay reachable after the job in case something needs attention.
