Village on the Rideau, rural south Ottawa

Home renovations in Manotick

Manotick is a village on the Rideau River, in Rideau Township until 2001, about 25 km from downtown. It has a 19th-century mill village at its core, a commuter suburb that grew around it from the 1970s, and newer homes in Mahogany.

Homes in Manotick

Watson's Mill dates from about 1860 and Dickinson House from 1867, and many Main Street and Mill Street buildings date from the 1870s to the early 1900s. A commuter boom from about the 1970s filled much of Long Island with detached homes, the City counted about 1,750 homes in 2008, and Minto's Mahogany neighbourhood has been built since the 2010s.

Public water and sewer reach only limited parts of the village. Mahogany is fully serviced, while many other homes are on private wells and septic systems; City documents from 2008 put the estate lots on Potter Drive, Carrison Drive and in Manotick Estates on private services.

What tends to come up

  • Whether a house is on City services or a private well and septic system decides how many units it can hold and whether new bedrooms or bathrooms need a septic check.
  • Lots on or near the Rideau River can need conservation authority review before additions, decks and basement changes.
  • Homes from the 1970s onward on Long Island and in the estate areas are at the age for kitchen, bathroom and basement updates, and the bigger lots suit rear additions.
  • Mahogany's newer homes are likelier candidates for a finished basement, a deck or a suite than a new kitchen.

Permits and approvals in Manotick

What to check before work starts. Rules change, so we confirm what applies to your address and your project.

  • Rideau Valley Conservation Authority

Since April 2024, RVCA permits under Ontario Regulation 41/24 apply to building, enlarging or changing the use of a structure, adding units and grading near the Rideau River, its floodplain, slopes and wetlands. RVCA limits the size of additions in flood hazard areas and does not allow living space below the flood level.

  • Work on the river

Parks Canada oversees in-water and shoreline work along the Rideau Canal system and requires an approved work permit before construction. The village plan also expects development near the river to suit its World Heritage setting.

  • Secondary suites on a well and septic system

Manotick lots on a private well and septic system can have one additional unit, and the City asks owners to confirm with the Ottawa Septic System Office that the septic system can carry the extra load. Adding bedrooms or bathrooms elsewhere in the house can raise the same question, so the septic check comes before design.

  • Heritage

No heritage conservation district covers Manotick, but Watson's Mill and Dickinson House are designated and the village plan treats the Main Street and historic village areas as areas of heritage interest. A heritage impact assessment may be required for development within 30 m of a designated property or the river.

  • Building permits

The City generally requires a building permit to finish a basement, move or remove walls, alter plumbing, add or enlarge windows and doors, and build an addition. Replacing kitchen cabinets without moving plumbing fixtures usually does not need one. Electrical work is inspected separately by the Electrical Safety Authority.

  • Decks and porches

An attached deck needs a building permit when its surface is more than 600 mm (about 24 inches) above the ground, or when it is the main way into the house. A freestanding deck needs one when it is larger than 10 square metres (about 108 sq ft) and more than 600 mm up. Porches generally need a permit when they are larger than 10 square metres.

  • Zoning

Additions and larger decks have to meet the zoning setbacks, height and lot coverage for your lot. Most of Ottawa's new Zoning By-law 2026-50 is in force (the parts not under appeal took effect from March 2026), and where a provision is still under appeal the stricter of the old and new rules applies, so we check the rules for your address before design starts.

Questions from Manotick

Why are Manotick prices higher in the estimator?

Manotick is priced at rural rates, about 5% over central Ottawa, mostly for travel and delivery. Septic work, river approvals and heritage reviews are extra to that and depend on the lot.
