Homes in Carp
What the local housing means for decks and porches.
The village was a post village of about 200 people by 1866. The City's 2012 design plan counted 569 homes in 2010, mostly detached, and 44 buildings of historical interest in the village core. For the 20 years before 2010 the village added about 20 homes a year, mostly in subdivisions on its north-east edge near the Carp Hills.
- Many village-core houses are a century old or more and can need more involved kitchen and bathroom work; the newer subdivisions are at the age for first updates.
- Outside the serviced village, adding bedrooms, bathrooms or a suite can depend on the septic system's capacity.
- The Carp River is one of the Mississippi Valley Conservation Authority's highest flood-risk rivers, which matters for lots near it.
Permits and approvals
What to check in Carp before decks and porches work starts. Rules change, so we confirm what applies to your address.
Mississippi Valley Conservation Authority
The Carp River flooded in eight years between 1998 and 2019, and MVCA counts it among its highest flood-risk rivers. MVCA's 2024 floodplain mapping update counts about 637 affected properties across the watershed. Additions and alterations in a regulated area need an MVCA permit before the City building permit.
Carp Hills and the wellhead area
The village plan protects the Carp Hills wetland and asks for an environmental impact statement for development applications within 120 m of the Carp Hills natural area. Properties inside the mapped wellhead protection area around the village wells have extra rules on fuel storage and chemicals.
The village core
There is no heritage conservation district in Carp, but the 2012 design plan recommends traditional house forms, clay brick and wood siding and a three-storey limit in the village core. It is guidance rather than a heritage permit, and it shapes what fits.
Decks and porches
An attached deck needs a building permit when its surface is more than 600 mm (about 24 inches) above the ground, or when it is the main way into the house. A freestanding deck needs one when it is larger than 10 square metres (about 108 sq ft) and more than 600 mm up. Porches generally need a permit when they are larger than 10 square metres.
Zoning
Additions and larger decks have to meet the zoning setbacks, height and lot coverage for your lot. Most of Ottawa's new Zoning By-law 2026-50 is in force (the parts not under appeal took effect from March 2026), and where a provision is still under appeal the stricter of the old and new rules applies, so we check the rules for your address before design starts.

Good to know
How much does a deck or porch cost in Carp?
A cedar raised deck of about 240 sq ft typically comes to $21,900 to $28,700 with HST, based on published Ottawa and Ontario price guides checked October 2026. With pressure-treated decking the same job is about $16,800 to $22,100; with composite decking, about $28,800 to $37,900. Size, the state of the house and what you add all move the number, so use the estimator for your own project. A firm quote follows a site visit.
Can I build an addition near the Carp River?
Possibly. In the Mississippi Valley Conservation Authority's regulated area, an addition needs an MVCA permit before the City building permit, and the size and location are limited in flood hazard areas. We check the mapping before design.
Why are Carp prices higher in the estimator?
Carp is priced at rural rates, about 5% over central Ottawa, mostly for travel and delivery. Septic, conservation authority and other approvals are extra and depend on the lot.
