Home additions in Kanata

Detached homes on Kanata's larger lots, especially in the older neighbourhoods, have room for rear and side additions. Near the Carp River corridor an addition can need Mississippi Valley Conservation Authority approval first, and in Beaverbrook the heritage study is worth keeping an eye on for exterior work.

Homes in Kanata

What the local housing means for additions.

Beaverbrook, whose first street went in in 1964, and Glen Cairn are the original neighbourhoods from the 1960s. The Chimo Drive area of Katimavik followed in the early to mid 1970s, the rest of Katimavik-Hazeldean and the first parts of Bridlewood in the 1980s and early 1990s, and Morgan's Grant from the late 1980s, with a northward expansion in the mid to late 1990s. Kanata Lakes, Marchwood and the outer neighbourhoods first appear in census counts from 1991 on.

  • Kitchens and bathrooms in the 1960s and 1970s neighbourhoods are often original or on their second round, so layout changes and updated wiring and plumbing come up.
  • Homes from the late 1980s and the 1990s are at the age when builder-grade kitchens, bathrooms and lightly finished basements get replaced.
  • Basement suites are a realistic project in detached, semi-detached and townhouse homes, with a building permit and the Building Code requirements for height, exits and fire separation.

Permits and approvals

What to check in Kanata before additions work starts. Rules change, so we confirm what applies to your address.

  • Mississippi Valley Conservation Authority

The Carp River starts in Kanata, and the Mississippi Valley Conservation Authority manages its watershed and has been updating its floodplain maps, which name Kanata and Hazeldean. Additions and alterations in a regulated area (the floodplain plus a 15 m limit, and larger wetlands plus 30 m) need an MVCA permit before the building permit, which MVCA says takes about 30 days.

  • Beaverbrook heritage study

Council approved a Heritage Conservation District study for Beaverbrook in early 2026. The City says nothing changes for owners now. If a district is designated later, exterior work such as additions, porches and window replacement would follow a district plan and some of it would need a heritage permit.

  • Building permits

The City generally requires a building permit to finish a basement, move or remove walls, alter plumbing, add or enlarge windows and doors, and build an addition. Replacing kitchen cabinets without moving plumbing fixtures usually does not need one. Electrical work is inspected separately by the Electrical Safety Authority.

  • Trees

On urban lots of one hectare or less, the City's Tree Protection By-law requires a permit to remove or injure a distinctive tree, which the current by-law sets at 30 cm or more across at chest height. Footings and trenches near big trees are planned around their roots. The thresholds have changed in recent years, so we check the by-law in force.

  • Zoning

Additions and larger decks have to meet the zoning setbacks, height and lot coverage for your lot. Most of Ottawa's new Zoning By-law 2026-50 is in force (the parts not under appeal took effect from March 2026), and where a provision is still under appeal the stricter of the old and new rules applies, so we check the rules for your address before design starts.

Good to know

How much does a home addition cost in Kanata?

A mid-range rear or side addition, one storey of about 400 sq ft typically comes to $122,000 to $163,600 with HST, based on published Ottawa and Ontario price guides checked October 2026. With economy finishes the same job is about $105,700 to $141,600; with premium finishes, about $153,800 to $206,200. Size, the state of the house and what you add all move the number, so use the estimator for your own project. A firm quote follows a site visit.

Does the Beaverbrook heritage study affect my renovation?

Not today. The City says the study designates nothing and owners need do nothing now. If a district is designated in future, exterior changes such as additions, porches and window replacement would have to follow the district plan. Interior work like kitchens and bathrooms is not what a district plan controls.

Do I need conservation authority approval in Kanata?

Only if your lot is in a regulated area, mainly along the Carp River, its tributaries and larger wetlands. There an addition or alteration needs a Mississippi Valley Conservation Authority permit before the City building permit. We check the mapping for your address early.

Do you work across all of Kanata?

Yes, from Beaverbrook and Glen Cairn to Bridlewood, Morgan's Grant, Kanata Lakes and the newer neighbourhoods. Kanata addresses are priced at suburban rates in the estimator, about 2% over central Ottawa.
